The sprawl that gave birth to Silicon Valley embraced re-urbanization. $2.3 billion was invested in light rail, downtown cultural facilities and institutions, and finally new urban housing. 101 San Fernando was part of that effort. This mixed-use project in the heart of revitalized downtown is organized around a series of mid-block pedestrian lanes. 10,000 sq. ft. of retail space, large portals to the lanes and residential stoops animate the street. The net density for this Type III wood-frame building is 108 DU/Acre.
